1. What must I bring with me to tour an apartment?
    Valid government issued photo ID.
  2. What are the rental qualifications?
    Gross monthly income must be 3 times the market rent. Satisfactory credit and positive current and/or previous rental history required. A criminal background check will be performed.
  3. What is acceptable "proof of income" required?
    2 recent paycheck stubs, employer offer letter or most current tax return.
  4. What fees are required to apply?
    $60 application fee ($80 for couples), $175 administrative fee and $200-$300 deposit depending on size of apartment.
  5. Do you have any additional fees and monthly charges?
    $25 valet trash service. Additional monthly fees may apply to premium locations, garages or storage spaces.
  6. Do you allow pets?
    Yes we do. Breed restrictions will apply. Pets require management approval, verification of current vaccination record and a photo of your pet. Please call our leasing office for details.
  7. How many pets may I have?
    Up to 2 per apartment.
  8. Are there any deposits, special fees, or monthly charges to have a pet?
    Yes, there is a $250 non-refundable pet fee, $250 pet deposit and a monthly pet fee per month ($20 per month for 1 pet, $30 per month for 2 pets)
  9. Do you have an Early Termination option?
    Yes. We have an early termination option available. Please see a member of management for details.
  10. What utilities will I be responsible for?
    Water/sewer, trash and electricity.

  13. Am I required to have renter's insurance?
    Yes. As a convenience, we are partnered with Multifamily Insurance Partners. You can enroll online or by telephone.
  14. When is my rent payment due?
    1st of the month.
  15. What day of the month am I liable for a late charge?
    A late fee will be assessed on the 4th of the month with an initial late fee and daily late fees will apply.
  16. How can I pay my rent?
    Rent can be paid in person with a money order, cashier's check or personal check. You may also pay online through the resident payment portal. Cash and temporary checks will not be accepted.
  17. Who is the cable and internet provider?
    AT&T U Verse, Comcast and DIRECTV.
  18. Does the property offer on-site recycling?
    Yes. You can utilize our valet service to take your recycling by placing all accepted items in a blue recycle bag.
  19. Are gas grills permitted at your property?
    Per the fire code, grills are not permitted on patios/balconies or within 10 feet of any building. For your convenience, grills have been provided throughout the community.
  20. Which school district is 1300 North Post Oak zoned?
    Houston Independent School District. We are zoned to the following schools: Sinclair Elementary, Black Middle and Waltrip High School.
